Energy efficiency is no longer a bonus in 2026 — it's a central valuation factor in the Swiss property market. Buyers and banks increasingly assess energy classes, renovation status, and CO₂ profile systematically. Anyone who owns an older property should understand energy-efficient renovation not just as an obligation, but as a long-term increase in value.

What GEAK Is and What It Tells You

The Cantonal Building Energy Certificate (GEAK) is the Swiss standard instrument for transparently assessing a property's energy consumption. It classifies buildings from A (very efficient) to G (energetically insufficient). GEAK Plus additionally includes a consultation with concrete renovation options and cost estimates.

Which Renovations Have the Biggest Impact

Three measures deliver by far the greatest energy gains: heating replacement (heat pump instead of oil/gas), insulation of the building envelope (façade, roof, basement ceiling), and window replacement. Combined, they typically reduce energy consumption by 50 to 70 percent. Rooftop solar power production rounds out the package and further improves the CO₂ profile.

Subsidies — Cantonal and National

The federal government and the cantons provide extensive support for energy-efficient renovations. The Buildings Programme (Gebäudeprogramm) grants contributions toward insulation, heating replacement, and GEAK Plus. Cantonal programmes supplement this, varying by region. It's worth researching the current funding landscape before any investment — payouts can be substantial.

Tax Aspects Before and After 2029

Until the end of 2028, value-preserving renovations remain tax-attractive under the debt interest deduction rules. With the abolition of imputed rental value (Eigenmietwert) from January 1, 2029, the debt interest deduction will be abolished — however, energy-efficient renovations are expected to remain deductible under the proposed legislation. The coming years are therefore a strategically valuable period for major renovation decisions.

Value Growth at Sale

A renovated property not only achieves a higher GEAK rating, but also a measurably better sale price. Studies show premiums of 5 to 15 percent compared to similar, unrenovated properties — depending on region and energy class.

Renovation Obligation — What May Be Coming

Switzerland currently has no nationwide renovation obligation for residential properties, but individual cantons (such as Glarus and Zurich) have adopted concrete requirements for heating replacement. The trend is clear: climate policy requirements will become stricter.
