Konsumentenbund: What is at the core of your work, and what vision are you pursuing as a company?
Besart Tahiri: Swiss Residence Group AG supports people through one of the most important financial and emotional decisions of their lives: buying, selling, or renting out a property. Our approach is built on personal consultation, transparent communication, and a clearly structured strategy grounded in sound market analysis. Rather than handling as many properties as possible at once, we deliberately prioritize quality over quantity and develop individual solutions for each client.

Our vision is a property market where transparency and partnership are taken for granted. At the moment, there's still a lot of mistrust when it comes to buying or selling a property. What would you like to leave people with? What advice would you give?
Many people assume that selling a property is mainly about visibility online. But what really matters is the strategy behind the marketing. Price positioning, understanding the target audience, timing, and professional negotiation often have a greater influence on the outcome than the property itself. Anyone who doesn't understand the market risks a long time on market or financial losses.
Our 15 years of experience have shown us time and again that lasting success doesn't come from quick deals, but from trust. Sometimes that also means having to point out uncomfortable truths to clients. It's precisely this transparency that enables long-term relationships and ultimately leads to better outcomes for everyone involved. We're no longer just there for brokering property — we provide guidance in a complex market. Our role goes beyond that of a seller: today we're both advisor and companion in a demanding decision-making process.
What's the mistake you see most often in this context?
The most common — and also the most costly — mistake happens right at the beginning of the sales process. People set a price that has less to do with reality than with their own emotions. Many owners associate memories, personal stories, and a high sentimental value with their property. As a result, the asking price is often set by gut feeling or rough estimates from people around them, rather than based on a sound market valuation.
The impact of a professional presentation is often underestimated, which can unnecessarily drag out the sales process. That's frustrating, and it also harms the property. The longer a property stays on the market, the more hesitant potential buyers become. We help people position their property correctly and sell it successfully. One of our clients experienced exactly this. He had already listed his property for some time, without success. Once we adjusted his positioning and pricing strategy, the sale was no longer a problem. A sales process is not a matter of chance — it's the result of a clear strategy. Our client came to see that too.

In the coming years, the property market will become more data-driven. That doesn't mean less advice will be needed, though — quite the opposite: as a client, you'll have access to more information, which means you'll rely even more on expertise to interpret it correctly. In the future, the focus will shift less toward selling and more toward strategic advice.
Digitalization is already enabling more efficient processes, virtual viewings, and better decision-making. At the same time, technology must not replace personal exchange. Real estate remains a business built on trust between people.
What's on your mind these days, and what changes would you like to see?
In our industry, many brokers are only short-term focused. They concentrate on quick commissions, which undermines client trust. We're convinced, however, that lasting success only comes from thinking long-term, advising honestly, and working fairly together. Clients notice very quickly whether their interests are genuinely at the center or whether the goal is simply to close a deal. In the long run, quality always wins out, because trust leads to referrals and repeat business.
That's why I'd like to see stronger professionalization of the industry through clearer training and quality standards. This would both better protect consumers and strengthen trust in the real estate industry.
